Even if you have a work permit or are a permanent resident, it is possible to obtain a mortgage under the same conditions as Canadian citizens

If you are living in Canada and engaged in economic activities, it is possible to get a mortgage even if you haven't built up your credit yet. Especially if you are buying your first home, there is a high possibility of qualifying for an exception.

It is good to have around 40% of the total cost ready, considering a minimum 35% down payment and 5% additional costs.

If you are a permanent resident and it has been less than five years since your landing and you have built up enough credit, there is a possibility of getting a mortgage with a lower down payment amount.
